1. Introduction

This design outline report briefly describes the basic provisions, design concept, system design criteria/consideration and cost estimation of the building services including heating, ventilation & air-conditioning, electrical installation, fire services, plumbing & drainage and vertical transportation for the proposed High-rise Eco-housing in Wan Chai.

The recommendations in this design outline report are based on the latest architectural layout plan, the requirements of client and statutory requirements of the local authorities.   The architectural layout drawings, design calculations and schematic diagram of the building service systems are also appended in this report.   Further development of this design project together with additional inputs in Phase II & Phase III will be based on this outline report.

2. Client’s requirement

2.1 The goal of the building is to develop capability of integration advanced technology, such as energy efficient building.   So the energy efficient requirement should be taken as a design constraint in all kinds of building services.

2.2 Ecological and economic considerations are important to achieve integrated and friendly neighborhood in the urban center.  

2.3 Since the site area of the proposed building is limited, so the space provision for building services should be designed in fully utilization.

3. Site survey

3.1 Site location

The proposed High-rise Eco-housing building will be located in Wan Chai at the junction of Lockhart Road and Fleming Road.   There is a 24 floors residential building located at the North side and a back lane with 2m width is used to separate the residential building and the site area.   And a 16 floors commercial/residential mixed building is located at the West side of the site.   A flyover along Fleming Road is beside at the East of the site.
